Maintenance Technician

Job Purpose: The Maintenance Technician is responsible for performing daily preventive and corrective maintenance tasks for the building’s mechanical, electrical, plumbing (MEP), and civil systems. The role ensures the building operates safely, efficiently, and in accordance with property management standards. This position provides technical support for residents, tenants, and all operational departments. Responsibilities: A. Preventive & Corrective Maintenance - Perform preventive maintenance tasks on HVAC, electrical panels, pumps, plumbing systems, generators, and other building equipment. - Respond promptly to breakdowns, service requests, and urgent maintenance issues. - Troubleshoot and repair equipment failures safely and efficiently. - Ensure all work follows approved procedures, manufacturer recommendations, and safety standards. - Repair and adjust system components, or remove and replace defective parts. - Maintain heating and plumbing systems to ensure full functionality. - Inspect alarm systems (fire and protection) and schedule necessary repairs. - Perform related tasks as required. B. Daily Operational Support - Conduct daily inspections of mechanical rooms, pump rooms, electrical rooms, HVAC systems, and common areas. - Record meter readings (water, electricity, generator hours, etc.) and identify abnormalities. - Monitor building systems for proper operation and report issues immediately. - Support other departments/tenant maintenance requests through the work order system. C. Safety & Compliance - Assist with fire protection system inspections (fire alarm panel, extinguishers, pumps, sprinklers). - Follow lock-out/tag-out and other safety protocols. - Ensure all maintenance activities comply with local regulations, building codes, and company SOPs. - Support emergency response during incidents (power outage, flooding, fire alarm activation). D. Documentation & Reporting - Complete maintenance checklists/report, and logbooks accurately and on time. - Report defective equipment, spare parts needs, and recurring issues to the supervisor. - Assist with maintaining inventory of tools, materials, and spare parts. E. Teamwork & Coordination - Coordinate with Building Officer, Customer Relationship Officer, Security, and other departments to support building operations. - Supervise contractors during onsite maintenance or repair works. - Participate in on-call duty schedules, weekend rotations, or special projects as needed. Requirements: A. Education - High School diploma or equivalent (GED) required. - Certificate/Diploma in Electrical, Mechanical, HVAC, or related technical field. B. Experience - Minimum 1–2 years of experience in building maintenance, property management, or facility operations. - Ability to resolve problems and queries efficiently and promptly. - Knowledge of electrical systems, plumbing, HVAC, pumps, and general civil maintenance. - Ability to read basic technical drawings and equipment manuals. - Understanding of safety practices and building system operations. - Proficiency in written and verbal communication skills in English and Khmer. C. Skills & Competencies - Strong troubleshooting and problem-solving abilities. - Basic computer skills (maintenance apps, log entry, email). - Good communication and teamwork skills. - Attention to detail, reliability, and strong work ethics. - Ability to work under pressure and handle emergencies.
