Major Responsibility Areas (Describe the major responsibilities of the position): • Overseeing the daily operations of all properties in the region, including maintenance, sales, leasing, and customer service. • Developing and implementing comprehensive marketing and leasing and sales strategies to maximize occupancy and rental income and sale revenue. • Preparing and managing annual budgets for each property, and closely monitoring revenue and expenses to ensure profitability (P&L). • Conducting regular property inspections to ensure properties meet health and safety regulations and maintaining high standards of property upkeep and curb appeal. • Leading, training, and managing on-site property managers and staff to achieve operational excellence. • Liaising with external parties such as contractors, investors, local government officials • Preparing detailed reports on property performance, market trends, and other analytics for senior management. • Negotiating lease contracts and renewals, while balancing tenant retention and maximizing rental rates. • Implementing cost-reduction initiatives that improve the profitability and efficiency of property operations. • Addressing legal and risk management aspects of property management, ensuring compliance with all federal, state, and local laws and regulations. • Utilizing property management software and technology to streamline operations and provide real-time data analysis. Qualifications, skills, Experience Requirements, and Personal Character: • A bachelor’s degree in Real Estate, Business Administration, Finance, or a related field is generally required. • Extensive experience in property management (sales and leasing) or a related field, typically 3-5 years, • Strong knowledge of the property market, and current legislation affecting property development management. • Be able to speak chines and English.
