Chief MEP Engineer

Job Purpose: The Chief MEP Engineering is responsible for leading, supervising, and managing all Mechanical, Electrical, and Plumbing (MEP) operations within the property. This includes overseeing the maintenance team, ensuring smooth daily building operations, managing ongoing projects, coordinating fit-out works, and maintaining compliance with safety, regulatory, and operational standards. The role ensures that all building systems function efficiently, reliably, and safely to support optimal property performance. Responsibilities: A. Operations & Maintenance Management - Lead and supervise the engineering and maintenance team across all MEP disciplines. - Ensure proper operation of all building systems including HVAC, electrical distribution, generators, UPS, plumbing, fire protection, ELV systems, and other critical equipment. - Develop and implement preventive and corrective maintenance plans. - Review and approve daily, weekly, and monthly maintenance reports. - Ensure proper inventory and availability of critical spare parts. - Monitor equipment performance and energy consumption to optimize efficiency. - Coordination with all the maintenance service provider, ensure they deliver the work quality by following the technical standard and contract. B. Project & Fit-Out Coordination - Lead and supervise the project & Fit-out engineering. - Oversee all the building component of ongoing construction and renovation projects within the property. - Coordinate with contractors, consultants, and tenants on fit-out approvals and compliance with building standards. - Review and approve all submission drawings, shop drawings, and method statements. - Monitor project timelines, budget, quality, and adherence to technical specifications. - Conduct site inspections to ensure safety, workmanship, and compliance with regulations. C. Property Management Support - Work closely with the Property Management team to ensure the building’s daily operations meet service standards. - Support in resolving tenant MEP-related issues, complaints, and service requests. - Participate in operational planning, emergency response planning, and risk mitigation. - Provide technical advice to management regarding building upgrades, improvements, and major repairs. - Perform related tasks as required. D. Compliance, Safety & Quality Assurance - Ensure all MEP systems comply with local regulations, codes, and international standards. - Enforce strict workplace safety procedures and permit-to-work systems. - Conduct regular inspections and audits of MEP systems, fire safety systems, and equipment performance. - Prepare required reports for authorities as needed. E. Budgeting & Administrative Tasks - Prepare annual engineering budgets, including OPEX and CAPEX planning. - Manage service contracts, vendor performance, and maintenance agreements. - Evaluate and propose technical solutions to reduce operational costs and improve system reliability. - Maintain proper documentation, asset registers, and technical records. - Prepare the MEP and Operation monthly, half yearly and yearly report. Requirements: A. Education - Bachelor’s degree in Mechanical, Electrical, or related Engineering field. - Professional engineering license or relevant certification is an advantage. (If any) B. Experience - Minimum 3–6 years of experience in MEP operations, building maintenance, or property engineering management. - Strong experience in high-rise buildings, mixed-use developments, commercial complexes, or large facilities. - Proven ability to lead teams and manage complex engineering operations. - Good knowledge of building systems and maintenance procedures C. Skills & Competencies - Strong knowledge of MEP systems, codes, and standards. - Excellent leadership and team management skills. - Strong project management and coordination abilities. - Good communication, reporting, and problem-solving skills. - Strong problem-solving and organizational skills. - Able to work independently and handle emergencies. - Ability to work under pressure and manage multiple priorities. - Proficiency in engineering software, MS Office, and ELV Software.
